Progressive Design-Build Delivery for Multi-site Kidney Dialysis Prototype

Northwest Kidney Centers capitalized on AldrichVKP’s progressive design-build experience to meet the challenge of an extremely tight budget and aggressive timeline to construct two separate but similar dialysis treatment facilities. Our innovative processes for project goal setting, defining scope, and target value design paved the way for project success at both locations and a prototype for future kidney dialysis clinics.

The prototype used for each project incorporated efficient patient/staff workflow, maximized daylight and outdoor views, and a cost effective structure and exterior envelope. Interiors included polished concrete, vaulted ceilings, light wood finishes, and skylights to allow for ample natural light and access to nature to promote well-being and healing during patient dialysis treatments. Administration offices, meeting rooms, and support spaces also
considered staff respite.

Each site posed unique challenges. For example, Port Angeles was in a very rural community and required proactive solutions to attract qualified subcontractors. The Panther Lake project had poor soil conditions and a challenging jurisdiction. Through design-build team integration, clear communication, and leveraging lessons learned from previous kidney center projects, both clinics were delivered ahead of schedule and under budget.
